Do I need to be a licensed agent to buy a deal here?

No. Deals on DealCircle are wholesale contracts assigned by the wholesaler. You are purchasing an equitable interest, not brokering a transaction. You do not need a real estate license to buy.

How does the assignment process work?

The wholesaler has a purchase contract with the seller. When you accept a deal, they assign that contract to you (assignment) or close and immediately resell to you (double-close). All escrow and title happens through a licensed title company.

What fees does DealCircle charge buyers?

Nothing to browse. If you use our vetted GC network to quote a rehab, the GC pays a platform fee — not you. The wholesaler's assignment fee is baked into the listed price.

How are the deals vetted?

Our team checks title, seller motivation, and ARV comps for each submission. We reject deals with unrealistic ARV, undisclosed liens, or margins outside investor buy boxes. Being 'vetted' means basic hygiene — you still do full diligence.

What's the difference between vetted, active, and featured?

'Vetted' passed our review. 'Active' is live for buyers. 'Featured' is boosted placement — usually the wholesaler paid for visibility, or the deal has an unusually strong margin.

How do I submit a deal as a wholesaler?

Create a free account and submit through the Submit-a-Deal flow. You'll upload the property, financials, and photos. Our team responds within 24 hours.
